Property Inspections
A person walks your property every month, inside and out. HVAC checked. Utilities verified. Roof, plumbing, and grounds documented with photographs. You receive the report before the end of the month, in English, with plain language.
The point of a monthly inspection is not the inspection itself. It is catching the small failure that becomes an expensive one if it waits until your next visit. A dripping tinaco. A hairline crack behind the AC unit. A gate hinge that will not last another rainy season. We see it in July so you are not writing a check for it in November.

Bill Pay & Utilities
A Mérida home comes with a monthly stack of bills that do not stop arriving because you happen to be in another country. Electricity from CFE. Water from Aguakan or JAPAY depending on where you sit. Internet, security, HOA dues. All of them handled quietly, on time.

For owners renting their Mérida home long-term, tenant management is the full layer between you and the person living in your property.
The tenant has one point of contact — us. You have one point of contact — us. Nothing goes through you at midnight. Rent lands in your account on schedule. If something breaks, we assess it, dispatch the right vendor, get your approval on anything over an agreed threshold, and document the outcome.
About tenant vetting. Formal background checks work differently in Mexico depending on where the applicant is from. For each applicant, we build the strongest picture possible using the tools available — Mexican credit and rental history where applicable, income documentation, personal references, in-person interview, and additional documentation for foreign nationals. Every candidate is presented to you with our honest read before you decide. You make the final call.
