Two people. One city. A promise, in writing.
MID26 is Gary & Krystal — an American couple who fell for Mérida, decided to build a life here, and started this practice so other owners could feel at home from a distance.
Our story
A search for peace that became a practice.
In 2020, Gary began a search for peace and calm — for a place to slow down before he had to. Over the next few years he researched and traveled across Latin America, the Caribbean, and Mexico, looking for the right fit. In early 2023, he landed in Mérida for what was supposed to be a couple of months, and stayed longer.
Mérida has a way of doing that. The colonial charm. The pace. Every first-world amenity — the medical, the shopping, the flights — layered onto a city that still feels small and connected. It felt safe. It felt slower. It felt like an answer to a question he had been carrying for years.
Over the next few years, watching friends and acquaintances buy homes here from abroad, the same pattern kept showing up. Beautiful properties, cared for by absentee owners who had no way to actually know what was happening at their homes. Missed messages. Utilities cut off after a season away. Small maintenance issues discovered as expensive ones on the next visit.
In 2024, Gary and Krystal bought their own home in Mérida — and immediately felt the same friction they had watched other owners live with from abroad. That year they began quietly building the concept: vetting the local vendors who would form the network behind the practice, defining the standard of care they would want for their own home. MID26 officially launched in 2026 — the year that gives the practice its name.

Gary — Founder & Managing Partner. Gary began researching Latin America, the Caribbean, and Mexico in 2020, and started spending real time in Mérida in early 2023. Mérida is home now. He and Krystal return to Kansas City for roughly two to three months a year to visit family and friends, broken up across several trips. Gary leads vendor coordination, operational oversight, and the on-the-ground work behind the practice — walking properties, meeting contractors, and making sure what needs to happen at your home actually does.
Krystal — Co-founder & Client Relations. Krystal is your primary point of contact at MID26. She leads client relationships from first inquiry through every conversation about your property — onboarding new owners, coordinating rental interest, and making sure your questions never sit unanswered. If you have something on your mind about your home, Krystal is the person to bring it to.

Peace of mind is a nice phrase. These are the operating principles behind it — the specific promises we make on every home in our care.
Nothing hidden.
Every expense receipted. Every vendor quote shared before spend. Every decision logged. Money and access are the two places owners get burned — we handle both in the open.
The right size.
We do not grow to a size where we no longer know the properties in our care by name. When we are full, we are full. A deliberate ceiling, not a limitation.
Nearby, always.
We live here. Not "our team" — us. Which means when something goes wrong Saturday morning, we can be at your property in under thirty minutes on that same Saturday.
